What is Mountain Life Motorcoach Resort?
Mountain Life Motorcoach Resort is an exclusive ownership community for Class A and Super C motorhome owners. This prestigious, gated enclave offers luxury living with one- and two-bedroom Coach Houses, each paired with a  20’x70’ motorhome parking pad. The resort is designed with first-class amenities including a 7,800 sq. ft. +/- clubhouse, a spacious gathering and banquet hall, a fully equipped kitchen, an exercise/wellness room, a game room with billiards, pickleball courts, a resort-style pool and jacuzzi, dog parks, and climate-controlled storage garages. Here, you can enjoy the freedom of the open road combined with the sophistication and comforts of resort-style living, all within a secure, upscale environment.


Where is Mountain Life Motorcoach Resort located?
We are located at 1070 Mountain Life Circle in Dandridge, TN. The resort is easily accessible via I-40 from exits 415 or 417, and its location offers the tranquility of a serene mountain setting with convenient access to the amenities of nearby Dandridge, Douglas Lake, and Sevier County. Knoxville is also within a short drive, providing the best of both peaceful and urban lifestyles.


How many lots are available, and what are their sizes and prices?
Our site plan features 78 lots, 75' x 100' with some larger lots available. The premium lots located along
Mountain Life Circle are nearly double the size, offering unparalleled privacy with no direct neighbors in front or behind. Lot prices will start in the low $200,000s, increasing to approximately $385,000, depending on size and elevation. Final pricing will be determined once grading and surveying are complete.


Will I own my parcel of land?
Yes, each lot will be deeded to the purchaser, providing full ownership of your property.


When will presales be available?
Once grading is complete and each lot is staked and surveyed, a new plat must be recorded with Jefferson County and the town of Dandridge. We’re excited to announce that presales will begin in November. As we finalize details, we want to let you know that the process may either be a builder reservation lottery or first come, first served. We’ll provide more information as soon as possible to ensure a smooth experience for everyone interested. What are the sizes of the Coach Houses, and is one required?
We offer both one- and two-bedroom luxury Coach Houses. The one-bedroom options are approximately 1,200 sq. ft. +/-, and the two-bedroom units are 1,484 sq. ft. +/-. A Coach House is required for each lot owner.

What are the prices for the Coach Houses?
The one-bedroom, one full bath and one half bath Coach Houses start in the low $400,000s, while the two bedroom, two full baths Coach Houses start in the low $500,000s. Final pricing will vary based on customization, finishes, and selection chosen by the buyer.


What is the expected timeline from lot purchase to Coach House completion?
Once the lot is purchased and the Coach House is under contract, the estimated construction timeline for
completion is 6-8 months, barring any delays in selections or material deliveries.


Do you offer builder financing?
While we do not offer builder financing, we have several preferred lenders with whom we have established relationships. We would be happy to connect you with these financing partners.


What utilities are available, and are they owner-paid?
Available utilities include electricity, city water, sewer, and natural gas. Each owner will be responsible for setting up and paying for their utilities, as is common with residential developments. Additionally, fiber optic internet is available, and daily trash pick-up will be provided through the HOA.


Is there an HOA? What are the fees, and what do they include?
Yes, the resort will be governed by a Homeowner’s Association (HOA) and a Board of Directors comprised of
property owners. The HOA fees are projected to be around $250 per month and will cover clubhouse and facility maintenance, lawn care, and daily trash pick-up. Final details and fees are still being determined.


Can I rent my motorcoach parking pad?
At this time, city officials in Dandridge have advised that parking pads cannot be rented out, as this would reclassify the development as a campground. However, this matter may be reconsidered by the HOA and Board of Directors after the development is completed and revisited with the town of Dandridge. We feel it’s important to tell prospective buyers if rental income is a key factor in your purchasing decision, this may not be the ideal development for you.


Will this be a 55+ community?
We are still finalizing the HOA documents and considering whether to implement age restrictions. While the community is designed to cater to retirees, we recognize the growing trend of younger individuals working remotely and living full-time in motorhomes, as well as the possibility of grandparents raising grandchildren. These factors will be carefully weighed in the final development guidelines.

Are there restrictions on the age or size of motorhomes?
There are no length restrictions for motorhomes as long as they fall under the Class A or Super C categories. We anticipate a 15-year age restrictions for motorhomes, but exceptions may be made based on the condition and appearance of the vehicle. Photos may be required to demonstrate that an older motorhome meets aesthetic  and operational standards.


Will all the Coach Houses look the same?
All Coach Houses will have a uniform exterior design featuring Hardie siding or equivalent materials, and buyers will be able to choose from four exterior paint colors. Windows will have black frames, and the engineered stone wainscot panels will feature the Mission Point colorway/pattern. While the exterior design will be consistent, the interior selections, finishes, and customizations are up to the buyer’s creativity.


What sizes will the storage garages be, and when will they be available?
We are planning a variety of climate-controlled storage garages in sizes ranging from 10’x20’ to 20’x40’ and if space allows, some 20’x60’. These storage units will cater to a range of needs, from boats and cars to motorhomes, and will blend seamlessly with the aesthetic of the development. The completion timeline is still under review, but the goal is to have the storage garages built and ready by the time the overall development is finished.
